“OTOR” means frames — and a frame is what gives a space its meaning

A good space does not begin with a colour or a sofa. It begins with a simpler, harder question: how will this space actually be used? Who enters it, from where, at what hour of the day — and how do we protect family privacy without closing the home in on itself.

So we plan before we decorate. We re-read the floor plan, correct circulation, reclaim every wasted square metre, and only then build a calm visual language suited to the Saudi climate and a contemporary taste — with materials chosen for their quality, not for how much ornament they carry.

We do not start drawing before we agree on the brief, the budget and the schedule. Every stage ends with a tangible deliverable you approve before we move on.

Discovery & briefing

Site visit and measured survey, plus a detailed brief covering users, daily patterns, budget and timeline.

Concept planning

Two or three layout options with a mood board and a design direction, discussed with you until one is locked in.

Development & 3D

The approved layout becomes visualised space with real materials and lighting, refined through a defined number of revision rounds.

Shop drawings & BoQ

A precise drawing package, finishes schedules and a bill of quantities the contractor can build from without guesswork.

Supervision & handover

Periodic site visits, verification against approved drawings, a final snag list, then styling and handover.

What most clients ask before we begin

It depends on the area and scope. Small apartments typically take two to three weeks, full villas four to eight weeks, and commercial projects vary with operational requirements. A written schedule is part of the contract before we start.
We offer design as a standalone service, and we also offer a turn-key package that covers shop drawings, bills of quantities, contractor coordination and supervision through to handover. Either route is documented in the contract with a clear scope.
Yes. Every package includes a defined number of revision rounds at each stage, which covers the vast majority of projects. Fundamental changes after a stage is approved are priced as a separate variation order and confirmed in writing before execution.
We price by scope, area and level of detail — not by a single rate per square metre. Our published packages cover common cases, and the custom builder lets you define your scope precisely. Construction cost (materials and labour) is estimated separately in a bill of quantities.
Yes, we serve clients across the Kingdom. Design work and meetings run efficiently online, while survey and supervision visits outside Riyadh carry travel costs that are stated transparently in the proposal.
The unit's floor plan if you have one (or just its location), a rough idea of budget, and your target handover date. If no plan exists we carry out the measured survey during the first site visit.
